How to upkeep your property and if appropiate gain revenue

Property Care:

Your property naturally is very important to you and you have spent a lot of time, effort and expense in getting it.  It is therefore essential that your property is cared for - as you would care for it.

Ashby Property Services provides these services at realistic costs.  Our care services include:

Key holding:

We will hold your key in a safe place and make them available to you or nominated person (visiting guests and tradesmen etc) upon your instruction.  It also allows us to take prompt action should anything go wrong with your property.

Cleaning:

We provide for all levels of cleaning

• New build cleans so you may move your furniture in to a sparkling home.

• Annual or spring clean

• Change over cleans of the property and linen for yourselves or guests making your or your guests that little more enjoyable.

• Contractual cleaning

Of special note is our patio and tiled floor cleaning using industrial cleaners which gives an unbeatable, professional finish and avoids messy waste which is very important in the proximity of special areas such as pools..  eg Scrubbers that apply the correct amount of cleaning fluid , scrub and dry in one operation.

 

Period Inspection:

We inspect the property each time we visit it.  If we are visiting for a purpose these checks are free although by arrangement we will perform a specific inspection and report any problems back to you.

 

Security checks:

We are not a security company.  Specialised companies exist for that service.  However, if you take a regular service from us we will check on your property at a minimum of once every two weeks and whenever there is severe weather.  Any problems we will report back to you.

Letting your

property:

The first is were you use your property for yourself and maybe a few trusted close friends and relatives.

The second is were you let the property for some or the whole of the time as a source of revenue.  You may of course still use the property for you and your friends.  Lets may be holiday or long term or possibly more usually a mixture of holiday and long term.

Obviously, with the second there is a element of risk and careful choice of a management agency is even more key.  We at Ashby's provide this key, responsible, efficient service. 

The service you take will in fact be a package of services which we will pull together for you to satisfy your exact requirements whatever form of letting you do.  Elements of the package are:

• key holding
• cleaning (straight clean, changeover clean, spring cleaning or new build cleans)
• linen services
• meet and greet services
• provision of welcome packs
• advice on setting rents
• taking inventories and inventory checks
• finding tenants via advertising on the web and other media as agreed with you
• your own web pages
• collecting rents and deposits
• banking of rents and deposits
• long term let contracts
• long term let management
• utility bill management
• inspections
• security checks
• on site presence as required (eg accept deliveries etc)
• obtaining of quotes and the buying of services or goods
• fix it free maintenance
• chargeable maintenance
• and
• special instructions from yourselves.

The services we provide in any month we will log and give you a monthly statement, with any pertinent notes about your property, so you may keep tabs on what is happening.  An example of a statement is:

You buy we fit:

We come with a history of fitting kitchens and similar carpentry work.  We enjoy this work and offer it as a service at Ashby's.  Talking specifically kitchen's if you buy your dream new or replacement kitchen from IKEA or any other vendor we we collect and build it for you. This includes freshening up your current kitchen with replacement doors etc onto your current kitchen's carcases.
